ABOUT ELEVEN21 CAPITAL

ELEVEN21 Capital was founded in 2023 by husband-and-wife team Anam and Aamir Hashambhai, experienced real estate investors with deep roots and extensive market knowledge in the Dallas–Fort Worth area. Built on a foundation of strategic investing and entrepreneurial experience, ELEVEN21 Capital creates opportunities for passive real estate investment while focusing on long-term value creation and strong risk-adjusted returns.

Anam and Aamir began their real estate journey in 2017 after spending years helping grow and operate their family businesses. Motivated by a desire to build something of their own, they immersed themselves in learning the business of real estate investing and began scaling a portfolio focused on buy-and-hold assets and forced appreciation strategies. Over the following years, they successfully expanded their portfolio and evolved their investment approach to include value-add projects, fix-and-flips, and development opportunities.

Aamir Hashambhai has had an entrepreneurial mindset from an early age. Born in Los Angeles, California, he moved to Dallas with his family in 2000 in pursuit of greater opportunities. While completing his senior year of high school, Aamir played a key role in transforming his family business from operating at a loss to achieving record year-over-year growth, demonstrating the leadership and business acumen that would later fuel his real estate success.

Anam Ali Hashambhai was born and raised in Dallas, where the couple continues to invest today. Growing up in a family business environment, she developed an early appreciation for hard work and entrepreneurship, beginning to work summers at just 13 years old. She later attended Southern Methodist University, earning a BBA in Marketing from the Cox School of Business. Following a successful decade-long career in marketing, Anam was recognized as one of Automotive News’ prestigious “40 Under 40” honorees in 2022. Shortly after receiving this recognition, she made the decision to leave her corporate career and dedicate herself full-time to growing their real estate business.

Through disciplined investing, strategic acquisitions, and a long-term mindset, Anam and Aamir became self-made millionaires by the ages of 27 and 29. Today, their portfolio includes multifamily and residential assets with an estimated $30+ million in assets under management, built without outside capital or investment partners. Combined acquisitions and transactions have surpassed $100 million in real estate value with the couple completing over 200 projects in such a short period of time. 

Beyond investing, the couple has built a vertically integrated ecosystem that includes property management, construction services, and investment operations. Their ability to combine multiple facets of the real estate business under one umbrella allows ELEVEN21 Capital to create efficiencies, identify opportunities, and deliver value across every stage of the investment process.
